We have executed a divestment program of non-strategic assets in the retail, office and educational sectors. The proceeds from these divestments have been allocated to strengthen our liquidity position and finance growth in the industrial sector, seeking to improve the overall profitability of the portfolio.
The business model focuses on identifying opportunities that offer attractive capitalization rates (cap rates) and stable cash flows. Although investment ranges have historically stood between Ps.30 million and Ps.300 million, the current strategy provides flexibility to capture larger-scale industrial assets with strong momentum.
Geographic expansion is focused on the most dynamic industrial corridors in the North, Bajío and Central regions of Mexico. The Trust actively seeks properties in cities with competitive advantages derived from their infrastructure, connectivity and economic growth, ensuring that asset location maximizes value for CBFI Holders.
